Base rent is the fixed, minimum rental amount a tenant agrees to pay under a lease, before adding any additional charges such as common area maintenance, taxes, insurance, or percentage rent. It forms the foundation of the landlord's guaranteed income stream and is typically quoted on a per-square-foot annual or monthly basis. Base rent can be structured as flat throughout the lease term or built with scheduled increases, often called escalations, that step up annually or at set intervals to keep pace with inflation and rising operating costs. In many retail leases, base rent works alongside percentage rent so that a tenant pays a guaranteed minimum plus a share of sales above a certain threshold. For investors, base rent is the starting point for calculating a property's net operating income, since additional reimbursements and pass-through charges layer on top of it. Reviewing base rent relative to current market rates helps determine whether a lease is priced above, at, or below market.
