Due Diligence

Due diligence is the structured process of investigating a property, its financials, and the sponsor behind a deal before committing capital. For a real estate transaction, this typically includes reviewing title records, environmental reports, zoning compliance, existing leases, physical inspections, and historical operating statements. The goal is to confirm that a property's condition and income match what has been represented and to surface any liabilities that could affect returns.

For investors evaluating a passive real estate opportunity, due diligence extends beyond the asset itself to the operator's track record, fee structure, and business plan assumptions. Because passive investors typically cannot inspect the property firsthand or negotiate loan terms, the quality of a sponsor's due diligence process, and the transparency with which it is shared, becomes a proxy for how the investment will be managed. Thorough due diligence reduces the odds of surprises after closing, though it can never eliminate risk entirely.
