Direct Real Estate Investment

Direct real estate investment describes a structure where an investor holds an ownership or equity position tied to a particular property or transaction, as opposed to buying shares in a diversified fund, REIT, or fund-of-funds vehicle. The investor, or the sponsor acting on their behalf, can typically identify the exact asset, its location, and its business plan, and returns flow from that specific deal rather than from a blended pool.

This structure appeals to investors who want transparency into what they own and control over which deals they participate in, since each investment can be evaluated on its own merits. It contrasts with indirect vehicles like public REITs or diversified private funds, where capital is spread across many properties chosen by a manager. Direct investment often comes through a syndication or a single-asset LLC, with terms set out in an operating agreement. It generally requires more due diligence per deal but offers greater clarity about underlying property performance.
